Internal rules

  • Avoid annoying noises, in particular 24:00-8:00.
  • No building work is allowed to be carried out before 8:00 and after 20:00.
  • All ball games are prohibited within the residential area.
  • All communal areas must be kept clean and tidy by owners as well as visitors.
  • Properties and gardens should be maintained in good and tidy order.
  • Communal gardens and plants must be respected.
  • Litter and household waste must not be left in gardens and communal areas.
  • It would be appreciated if towels, clothing and washing were not draped over the balustrades, balconies and gates.
  • All animals and pets (dogs especially), must be kept under control at all times and are not allowed to roam free.
  • Any animal excrement must be cleaned up by the animal´s owner immediately.
  • Entrance gates to community are should be looked with key not only closed.

Please always contact  Pevan S.L. first! They will take action and contact the President or the the Vice President.

Here are some examples of community matters:

  • To know if you are up to date with your community fees
  • To confirm the date of the next meeting
  • If a community service is not properly working
  • If any urgent repair must be done in the community
  • Whenever you want to pass any opinion or suggestion on to the community board
  • By legal questions regarding the community
  • If any payment done by you is not being reflected on the community accounts
  • If you pay the fees by direct debit and your bank account has recently changed
  • When activities and actions severely differ from the internal rules
  • Dysfunction on entrance gates, garage doors or pool lighting
  • General electric fall out in the community
  • Water leakages or when something is broken in the area
  • Graffiti, vandalism and destruction
  • Vermin (cockroaches, ants, etc.)
  • By any other needs you might have regarding the community

 

Own property issues/matters

Pevan S.L. and the Board of Vista Azul XXII is not responsible for private issues/matters like the following:

  • Water, heating, sanitary
  • Household appliances
  • For repair/maintenance
  • White goods
  • Vermin (cockroaches, ants, etc.) spray with Cocal

 

However, the President, the Board and Pevan S.L. will gladly help you in private matters linked to the ownership at Vista Azul XXII with experience and information, but it´s not a commitment.
